Rivl Homes (rivl.africa) is operated by RIVL TECHNOLOGIES LTD. Rivl Homes is a technology platform that lets renters add the home they live in, set what they want next, and connect when a matching home is about to open. Rivl does not buy, sell, or let property. Rivl is not a real estate agency, broker, dealer, employer, or representative of either party.

If you use Rivl Homes, you add the home you live in (My Home), set what you want next (Next Home), and may connect when Find shows a matching home that is about to open. Rivl does not guarantee availability, pricing, property condition, legal title, or suitability of any home.

You are responsible for your own due diligence, viewings, contracts, and payments. Any agreement you enter is directly between you and the other party — not with Rivl.

Nothing in these Terms creates a partnership, joint venture, employment, franchise, or agency relationship between Rivl and any user. Rivl does not practise real estate agency, negotiate leases on your behalf, hold deposits, inspect properties, or provide legal, financial, or property advice.

Rivl is not a licensed real estate agency under the Real Estate Agency Act, 2020 (Act 1047). If you are a property professional, you remain solely responsible for any licence, registration, or authorisation the law requires of you. Rivl does not hold a broker licence on anyone’s behalf.

You agree not to misuse the platform — including adding a home you do not live in, misrepresenting availability, spam, harassment, or attempts to circumvent Rivl’s systems. We may suspend or remove accounts that violate these Terms or applicable law. The full Acceptable Use Policy is published at rivl.africa/acceptable-use.

Additional policies form part of your agreement with Rivl where applicable: Privacy Policy (rivl.africa/privacy), Shipping & Fulfilment Policy (rivl.africa/shipping), and Refunds & Returns Policy (rivl.africa/refunds).

The platform is provided on an "as is" basis. To the fullest extent permitted by law, Rivl disclaims warranties regarding matches, outcomes, or uninterrupted service. Rivl is not liable for disputes, losses, scams, or damages arising from interactions or transactions between users.

We may update these Terms from time to time. Continued use of Rivl after changes are posted constitutes acceptance of the updated Terms.
